Ladera Ranch condominiums have been a very popular choice for first time homebuyers, singles and small families. The close nit community environment and numerous neighbor amenities have made condos a popular choice for home buyers.
The are 19 distinct condominium neighborhoods, or Tracts, that are distributed throughout the 8 villages of Ladera Ranch. Condo associations dues typically run from $180 to $200 per month and include the cost of landscape maintenance, community facilities maintenance, property insurance, exterior building maintenance and trash collection.
There are three basic types of architectural floor styles that are found in Ladera Ranch. The most desirable and most expensive is the Townhome or sometimes called a Townhouse. This condo comprises of 2 stories with no one above or below, and usually an attached one or two car garage. There are a few condominium tracts in Ladera Ranch that are 3 stories instead of 2. The other type of condominium is called a carriage unit which is also a story floor plan with the 1 or 2 car garage belwo the unit, and a first floor entrance with staircase leading to all of the living areas on one floor above the garage space. The final condominium floor pan configuration is either a ground level or top level condo in which someone is living above or below you. Within these three basic floor plan styles, there exists interior units, in which other residents are living on both sides of the condo, and end units in which only one resident is living on one side of the condo, thus providing more privacy. End unit Condos listed for sale will typically be priced at a $7K to $12K premium as compared to an interior units.
Condos range in size from 1 bedroom, 1 bath, nominally 700 square feet, up to 4 bedrooms, 2.5 baths and about 2,800 square feet. These properties range in price from the mid $300K's up to $900K's.
