Niguel Hills is one of the few subdivisions in Laguna Niguel that has no association dues, and there are no Mello-Roos taxes.  Due to the age of this community and the size of the lots, many homes in Niguel Hills have been renovated and room additions added, andnow some properties range in size up to 3,200 square feet.  Niguel Hills is serviced by the renowned Capistrano School district.  The grade school classes are conducted at Crown Valley Elementary and the junior high school is Niguel Middle School.  The upper classes are serviced by Dana Hills High School.
