gary_-_debbie_r._200We bought our home in Ladera Ranch in early 2006', and we had a $675,000 first loan and a $84,000 2nd loan. In early 2008', my employment was cut back and my income went down substantially.  We started to keep up on our home payments using our credit cards, but were getting deeper in debt. So we tried to sell our home with a local agent to reduce our monthly expenses and downsize.  We never got any offers, for it turns out the value of our home had dropped down to about  $590,000.

byron_-_sara_j._386We tried to get a Loan Modification using another Company, but they were unsuccessful.  During that long process, our mortgage payments became very behind by about 10 months.  The Foreclosure Auction sale was scheduled by the 1st Mortgage Bank, and we were frantic.  By the time we found out about Nick and Vince on Thursday, the Trustee Sale Auction was set for Tuesday at 1PM of the following week.  

They were able to postpone the foreclosure sale, and then found a buyer for our home within 2 weeks.  They set-up the Short Sale with the 1st and 2nd loan banks, and handled all of the communications and negotiations.   They got the Banks to agree, and the Escrow was closed within 49 days or me stepping in their office on that important Thursday.  We are now living in a another home, for $2,000 per month less then what we were paying.... andy_-_jane_z._247Our Talega home was listed for sale for 9 months with no offers.  We bought this 2 story home in June of 2005' for $805,000, and we had a 1st mortgage of $644,000, and a 2nd mortgage for $80,500.  Andy's job position was eliminated here locally, and he got a job transfer out of state.  We were hoping to sell our house for around $775,000  price, just to get out of the mortgage debt we owed, but the agent we hired was not able to do so.

robert_a._320Due to the severe recession that has hit Orange County, sales at my business were down by 40%.  I was forced to close several of my stores, and had to also cut back on my personal expenses.  I decided to list my Newport Beach property for sale, and move into one of my rental homes.  I could not sell the home for what I owed, so I decided to short sell.

peter_-_alice_w_292 This was the second home that we have owned.   The price in 2006' was more then I though we could afford, but our past mortgage lender convinced us we could do it.  He told us to use an adjustable rate mortgage, and he would re-finance us to a fixed rate in several years.  In 2008' when we contacted him to refinance, and he told us he could not do it anymore.  Then, our payments  went up about $1,500 per month, and we were stuck.  Even worse, the sales at our shop started to decline, and we were not able to make our home payments.

frank_-_beth_c_365Our lender encouraged us to stretch and buy as much house as we could afford, because so many people were making money in real estate.  Sounded good at the time, so we did.  We put 5% down, and got one of those pick a pay loans.  Several years later, my wife had some health problems and had to stop working.  so we made the minimum payments possible so we could keep up on the loan payments.  The home values started to drop, and our loan balance was slowly going up, not down.  After about a 1.5 years of this, we were upside down by about $200,000

smitty_-_eilene_s._140 We were devastated and scared.  We refinanced our Coto home back in 2006', and pulled money out using a Home Equity Line of Credit to start-up a new franchise business we have dreamed about.  A couple of years later, the economy went into the tank, and I had some health issues, and our franchise went out of business.  Now we were stuck with a huge $250,000 HELOC loan debt.  We looked into to selling the property to retire this loan, but the neighborhood realtor told us there was no way.  We thought about letting the whole thing go to Foreclosure but we latter learned that the 2nd mortgage HELOC loan could come after us legally to collect their $250,00 debt, after the Foreclosure sale.  We could not believe how this happened to us.

dennis_p._120I was sold a bad loan to purchase my first condo in Huntington Beach 4 years ago.   It was a zero down adjustable rate mortgage, and the loan broker promised me he could get me out of the loan in 2 years.  Well, 2.5 years later, I tried to contact him, and he was no where to be found.  I contacted several other lenders last year, and they told me I could not refinance for my loan debt was more then the appraised vale of my condo.  I was trapped.
